HOW WE WORK
When analyzing client’s real-estate schedules, we regularly come across higher rate loans and loans approaching maturity in need of attention. We know what to look for so identifying opportunities for improvement is instinctual for us.
For example, we identified an under-levered property in a client’s portfolio, and instead of fully leveraging a new purchase, we refinanced the under-levered property (at a lower loan to value) and used the cash out to reduce the loan to value on the new purchase as well. By reducing the LTV on both properties, the rate was lower for each loan and the borrower was able to evenly spread the debt (pro-rata) across both assets.
